Does this By Owner Home Selling Kit sound too good to be true?
This is my skeptics
page -- I love skeptics! I am a notorious skeptic myself! I don't blame
you one bit for wondering where "the catch" must be...You'd
have to have been born yesterday not to wonder why I am willing to give
away home selling marketing tools, technology and information that other
FSBO service companies charge several hundred dollars for -- not to
mention that I'll be helping you to compete with me as these are the
same tools that I use myself to sell homes for my clients!

Win-Win Agent / By Owner Home Seller Alliance
The
answer is quite simple, actually. Read on, and you'll shortly see that
it's not just me helping you, it's actually a unique alliance that benefits
us both (and incidentally requires zero effort on your part!). This
is one of those rare instances where something that sounds "too
good to be true", ISN'T!!
You
have every right, and the ability, to sell your own home - don't let
anyone tell you different!
I
believe wholeheartedly that homeowners should be able to exercise their
right to sell their own home. If a homeowner is willing to undertake
the self-education and work
involved in selling a house themself, they can and should enjoy
the benefit of keeping the typical selling agent commission.
Speaking of commissions,
let's talk a little about the commission system of payment for real
estate service, since many people don't entirely understand how that
"6%" commission gets sliced up after your transaction closes.
COMMISSION TOPIC HERE
So what this means
to FSBO Sellers is that they are typcially only able to avoid paying
the Selling Agent's commission of 2-3%. This is because most FSBO home
sellers quickly realize that unless they advertise that they are willing
to "work with Buyer's Agents" by paying them an industry standard
Buyer's Commission rate, they risk missing out on 97% of serious buyers
who see no reason to pass up the built-in service and protection afforded
by hiring an exclusive buyers agent. If they decide NOT to offer a Buyer's
Agent Commission, they are willingly and severely limiting their home's
exposure to qualified buyers in the market!
Your
Home is a Buyer Attraction Device
The
magnetic pull of a well marketed home for sale brings would-be homebuyers
out of the woodwork! In addition to inquiries from Buyers Agents, FSBO
properties attract inquiries from unrepresented home shoppers... prospective
buyers who haven't yet selected an agent to represent them.
It is your home's
ability to "attract buyers" that leads me directly to what
I get out of the arrangement with you. My marketing specialist and I

you a comprehensive and effective tools, tips and procedural information
that you can use to boost the marketing exposure of your property and
attract more qualified buyers. Getting more buyers interested
in your home for sale is, of course, good for you! What I want is the

Buyer who purchases your house is yours, and yours alone!
I
am essentially "trading" my technology-optimized home selling
tools and knowledge for the right to follow up with buyers who inquire
on your property, but who do not end up being YOUR buyer. You don't
have any use for the home shoppers that DON'T want to buy your house,
right? Those are the ones that I want to follow up with. And that is

You only need ONE
buyer for your home - and you can rest assured when you join forces
with us in the FSBO Assist Utah program, the buyer who goes under contract
on your house is YOURS! (And we
put that in writing too!) Even if an unrepresented buyer
inquires about your property and subsequently makes an offer,
(Some other Agent-FSBO cooperation agreements will have a clause that
states that the agent is entitled to a Buyer's commission if any unrepresented
buyer purchases your house - so watch out for that!)

of my hallmarks is that I don't beat around the bush and waste peoples'

time we've worked together to sell your house, you'll have had a chance
to get to know me and see how I work, and at that point you might want
me to represent you as a Buyer! So that's another way I might benefit
by give you free help to sell by owner...
The
current market is tough
One last thing...it
is a fairly well established fact that a high percentage of FSBO Home
Sellers end up feeling frustrated and disappointed after trying to sell
on their own in a tough market. Make no mistake, it does take a lot
of time and energy sell a house! Industry experts estimate that roughly
7 out of 10 FSBOs eventually end up listing their home for sale with
a professional agent. So, although I stand by my
vow to NEVER solicit your listing, it is my hope, of course, that
if you decide to seek the help of a Realtor® to sell your house
at some point down the road, you will grant me the opportunity to apply
for the job! I have additional marketing systems and technology tools
(yes, I'm holding out on you a little!), and of course, as a licensed
Utah Realtor® I have the ability to list your home in the MLS. At
such time as you may decide to hire me to be your real estate professional,
I can effectively re-debut your property so that you can capitalize
on the active interest that accompanies a fresh residential real estate
listing on the market.
But we can cross
that bridge if we come to it -- and hopefully it won't come to that.
