Good Question!
The only
way to get a reliable market valuation for your home in the
Wasatch Front is to request a property specific Market Value
Anaylsis from a Real Estate Agent -- and even then you will
want to be sure that they are experienced enough to know to
do more for you than just randomly pull 3 nearby comparables...Especially
in the current market, you really need a statistically significant
sample of comparable sales (FYI 3 comparables is not statistically
significant).
The issue
is whether it is wise to substitute calculations based upon
statistics and documents about a house for an actual, objective,
on-site evaluation of that house. In addition, since any method
of "online estimate" relies on PAST and doesn't
take into account emotions/market trends, they are trailing
indicators, and in a declining market the Zestimate can be
far higher than the actual market value of the home.
The following
"instant gratification" home value estimators will
give you an estimate -- keep in mind that these may be off
by up to 30% because in Salt Lake County, the MLS does NOT
share data with nationwide and online companies like Zillow,
HomeGain, HouseValues.com etc. So these real-time calculators
base their values off a variety of public information sources
(i.e. Tax Assessed Data, which is often low; and publically
accessible listing sources which only feature asking prices,
and these can skew numbers high of actual sales prices). Many
of the available online Home Value Estimators require you
to divulge your private information (so that the company providing
you the questionably accurate home value can then sell your
contact to a local real estate agent who may or may not be
a good fit for you!) So below, I am careful to provide you
only links to the few "Registration Free" Home Value
Calculators. I urge you to run all three so that you will
see for yourself how much these estimators can vary in their
value for your home!
