Self
Serve MLS Search
Some people are die-hard do it yourselfers
who just love the thrill of the hunt! My no registration,
no questionnaire required Self Serve MLS Search Interface
lets you surf available listings in Salt Lake County to
your heart's content! You have the flexibility to vary your
search criteria, there are links to property photos and
tours (assuming the listing agent provided them to the MLS),
and you can save properties to a "favorites" type
list for easy reference later when it's time to show your
significant other the houses that excited you!
Zero
In on your next home with E-Listings Alert Service
You give us your home criteria, and we email
you the matching MLS listings. You
select the frequency and types of reports you want to receive
via email. There are two ways
to use this service. If you are an active buyer "in
the market", you'll want to receive new listing updates
on either an hourly or daily basis. If you are in the early
stages of preparing to buy a home, it's sufficient to select
weekly updates. Unlike other Listing Notification Services,
we give you the option to sign up for both New/Updated property
notification AND sold property notification. The two together
give you valuable market trend information that can help
you to gauge the purchasing power of your home buying dollars.
The service is totally free and available to anyone regardless
of how close you are to being ready to move. Just fill out
our detailed questionnaire to let us know what you are looking
for in your next home, and the available homes in the Wasatch
Front MLS that are matches for your criteria will be delivered
to your inbox!
Exploring
Neighborhoods: Neighborhood Summaries and Market Activity
Updates
We
got tired of all the regurgitated, outsourced neighborhood
info that was out there. It is my business to know the neighborhoods
I serve! I'm in the process of expanding ExploringNeighborhoods.com
to become a very personal, 'insider' look at your Salt Lake
City neighborhood options.
I
provide easy to understand neighborhood summaries of Available
vs. Sold Residential Properties to help you become familiar
with price trending and dollar purchasing power in your
target neighborhoods. When
a great deal comes along, you will recognize it and be able
to take advantage! This market
data is more useful than most of the other widely available
reports for 3 reasons:
- Our
reports are produced monthly, instead of quarterly. Data
based on "last quarter" is too stale to be useful
to you when it comes time to pounce on a great deal.
- In
certain cases I produce reports based on neighborhoods,
as well as zip codes. If a Zip Code is too broad of an
area, the usefulness of the data is diluted.
- Reliable
Reporting! Some other sources have good intentions of
updating and distributing their market reports, but they
get busy with other things and don't deliver. Or they
rely on external data crunching service providers to serve
up their market information (and may or may not be able
to interpret what it means!). I actually statistically
review and analyze the report data myself. I have a degree
in Engineering and understand statistics and numbers --
both what is useful and reliable about them, and, more
importantly, what is not. I also have an in-house Real
Estate Assistant who makes certain that these reports
are up-to-date and made available via email an on my website
in a timely manner!

A huge time saver for all you busy, hard-working
types!! Only about a third of agents who list properties
take the time to provide adequate photos to showcase the
property. So you may find a home in the MLS that seems to
match your criteria, and that is in your price range, only
to be disappointed in the condition or features of the property
AFTER having made babysitting and or time off work arrangements
to go and see it. Pictures that allow you to preview and
shortlist (or pass over) a home are worth 1000 wasted trips
to view a property in person! If a home has sparked your
interest, but there is only an exterior property photo,
or not enough photos to help you armchair preview it, we
will send our photographer to snap quality photos and send
you a virtual tour to preview! This service is available
to Buyers who have signed a Buyer Representation Agreement
and have undergone pre-approval.
Online Checklists
and Forms
In this day and age, anything that can be
delivered digitally to you, should! Of course there will
be some forms that just have to be signed and/or gone over
in person, but whenever possible we will save you time by
delivering to you via your Personalized Buyer Client Dashboard.

So maybe you liked a property, but it was just a tad out
of your price range. A month down the road, when the sellers

Online
Text to Agent (and other communication tools)
One of the most widespread complaints about
Real Estate Agents is that they are "hard to get hold
of" or "don't return their calls". The "hard
to get hold of" complaint is quasi-justifiable: Agents
are on the road, in meetings (showings, consultations and
closings), and on the phone a LOT. So it really isn't anything
personal if you end up at voicemail. However, the "don't
return their calls" complaint is INEXCUSABLE.
You
will NEVER have that complaint about me. First -- I utilize
text messaging so that you can ALWAYS get a message to me,
urgently if need be, by sending me a text. Texts are silent
when I get them, so even if I'm with another client I can
receive your message without having to rudely interrupt.
(That will be nice for you too when I'm focussing on your
needs!) With the "Send a Text to Agent" button
in your client dashboard, you don't have to have any special
phone equipment or knowledge to text me - it's as simple
as: type and send! Second, you have my absolute word that
I, or my assistant will return every message that we receive
(phone,
email, or text) that requires
a response either the same or next business day.
